Can Industrial Bones Become a Modern Home?
In San Francisco, 35th Collective transformed a historic warehouse into a loft that balances grit and refinement. Exposed brick walls, heavy timber beams, and black steel structure set an industrial rhythm, while white walls, glass guardrails, and refined joinery bring clarity to the space.
The plan ties cooking, dining, and lounging into one sweep at ground level. Pale oak cabinetry and a stone-topped island anchor the kitchen, while steel stairs with wood treads lead to a mezzanine that borrows light from tall factory windows. The double-height living room keeps the warehouse grid visible, with a cluster of glass globes echoing the steel frame.
Bathrooms lean into touchable surfaces rather than ornament. Honed stone wraps showers and counters, a freestanding tub sits against brick under timber joists, and herringbone floors scale down the footprint. The result is a loft that wears its structure honestly while staying fully adapted for modern life.
