The big unit which sits outside the house is called the condenser and is actually responsible for cooling the coils. You need to ensure that the area around the condenser is clear of leaves, bushes, grasses, etc so that the fan can breathe and gets the maximum air. In addition, also ensure that there is nothing blocking the vents. If required, you may lubricate the fan as per the manual instructions.
Inspect and clean the air filters regularly (every month) especially during the hot summer months. In addition, depending upon the usage, do not hesitate to replace the filters at an interval of 60 to 90 days.
As the drain pipe is the only way, the central air conditioner has to eliminate the cool water generated in the system; you need to ensure that the drain pipe is unclogged and clean. If it gets clogged, it may ruin floors, carpets, ceilings and literally anything.

You should never clean the interiors of the ac unit with a hose and water. Performing maintenance is assured to damage the system and may even cause electrical shock. If you find that a lot of dust and dirt have collected inside the unit, try and vacuum them.
